A portfolio you can read, not reconstruct
Leases, maintenance and building data sit in spreadsheets, inboxes and a system nobody has updated since the last acquisition.
Property teams are rarely short of data. They are short of a portfolio they can query — which is why occupancy, arrears and cost per square foot arrive as a monthly reconstruction rather than a number anyone can look up.
What we bring, and what it changes
Portfolios, leases and maintenance are run out of spreadsheets and email, which makes occupancy, cost and risk something you reconstruct rather than read.

Leases as documents
Critical dates, break clauses and escalations live inside PDFs, so the obligations are known only to whoever last read them.
Maintenance by inbox
Requests arriving as email and phone calls, tracked in whatever each property manager prefers, and invisible above site level.
Acquisitions
Every portfolio bought arrives with its own systems and conventions, and the merge is postponed until the next acquisition makes it worse.
Reporting lag
Occupancy, arrears and spend assembled at month end from sources that disagree, and out of date by the time they are read.

From a folder of leases to a queryable portfolio
Capture the lease
Terms, dates and escalations extracted into structured data, with the document still attached to the record it came from.
Standardise the estate
One model for property, unit, tenant and cost, across systems that each named them differently.
Automate the loop
Requests, work orders and approvals moving without an inbox in the middle of them.
Report continuously
Occupancy, arrears, spend and lease risk available daily rather than assembled monthly.
What property teams ask first
Do we have to replace our property management system?
Usually not. Most of what is missing sits around it — leases held as documents, maintenance living in inboxes, and acquisitions never merged. We would rather make the system you have authoritative than start a migration you did not ask for.
What about buildings we manage but do not own?
The integration is designed around what each party is entitled to see. Managed, owned and joint-venture assets can share one operating platform without sharing one reporting view.
Is sensor data worth collecting?
Where it answers a question you already have — energy cost, occupancy, plant failures. We start from the decision and work back to the instrumentation, rather than instrumenting first and looking for a use afterwards.
